This calculator provides a general estimate of land transfer taxes that may apply when buying property in Ontario. It may include Ontario Land Transfer Tax, Toronto Municipal Land Transfer Tax, first-time home buyer rebates, and possible additional tax obligations based on the information entered. It does not calculate all closing costs.

Property location matters because Toronto has its own Municipal Land Transfer Tax in addition to Ontario Land Transfer Tax. If the property is located in Toronto, both provincial and municipal land transfer taxes may apply. If the property is outside Toronto, only the Ontario Land Transfer Tax usually applies.

Eligible first-time home buyers may qualify for a refund of all or part of the Ontario Land Transfer Tax. If the property is in Toronto, a separate municipal rebate may also apply. Eligibility depends on specific requirements, including the purchaser’s history of home ownership, age, status in Canada, and intended use of the property.
